HERITAGE VILLAGE BOD UPDATE 6-17-2023

6-17-2023 – Heritage Village BOD’s is currently working on multiple items to further enhance and assist our community. Some projects were inherited, and we are also looking at new items that need repair. To date some of the major projects are the remodel of the pool, concrete work throughout the community, pressure washing proposals, landscaping proposals, painting, irrigation, and building repairs. In addition to these project items our community will continue to be in litigation on several other items.
- Pool Remodel – The pool contractor completed the lights and work continues. The holding tank that supports the pool filters needs a fiberglass patch to mitigate a leak. This tank is an existing piece to our 35year old pool. Once the patch has been completed the pool water level will be less likely to fluctuate as it has in the past. Ladders are next. TrueBlue is scheduling the install for the ladders. Additional work needs to be completed on the gutter due to post-construction. We will update asap.
- Pool house lights and post lights – The new pool house lights have arrived and we are scheduling their install.
- Pool Deck – The trip hazard has been repaired to the wood at the entrance and back area.
- New Dumpster On 73rd Way A new dumpster has been ordered for 73rd Way and will be an 8cy larger dumpster to replace the existing 6cy. The city is slow to deply replacement dumpsters and it should show up in the next few weeks.
- New Front Landscaping We are voting on the front landscaping at the entrance at our new regular BOD meeting.
- New Concrete Repairs – Concrete work continues with the completion of work on 72nd. And additional sidewalk work has been requested to fix flooding at the front of townhomes due to the pitch of the sidewalks.
- Irrigation Repairs – Irrigation repairs are a monthly item. Please do not drive on the grass. Unfortunately, we continue to see residents inside the community that drive on the grass. This is costing us additional money for sprinkler and irrigation repairs due to breakage.
- Retainer Wall on 69th – We have 2 proposals in progress with a 3rd requested proposal. This is still in the preliminary stage.
- Balcony Repairs – We are investigating balcony repairs with a licensed engineer who is currently overseeing and repairing another identical type Divosta 4plex community in Jupiter. This is still in a preliminary stage and will require payment to start documenting the balconies. We would like to have this same engineering firm assist with the above retaining wall.
- Pressure Washing – We are working on an agreement to have items pressure washed in our community. This is still a work in progress.
- Painting – Our Cabana/Pool House is being repainted and nearing completion. We had our handyman assist with painting and saved community money by not hiring a contractor.
- Parking – This is being looked at and we will update at the next regular board meeting Wednesday June 28th.
- USPS Parcel Package Lockers on the USPS mailbox – USPS will not fix broken locks on any parcel package locker. USPS will fix locks on mailboxes. We are attempting to identify if any other locations need to be repaired. Please open a FSR workorder if you know of additional broken parcel package locks. Again, the USPS will only repair mailbox locks.
- Hurricane Tree Trimming – Seasonal tree trimming is being organized and a check is being coordinated for our current Arborist.
This overall list is only a partial list of items the BOD is working on and there are additional repair items and projects that we are looking into that will be blended into future updates. Older items that are completed will be removed. Additional Important Information: Please return your “Vote Electronically” form as this will assist in voting on community issues. Tree Limb Down on 77th
A tree limb broke off on the backside of 77th Way. Crews are being dispatched to remove the debris.
