October 2024 Project List

  • Pool house electrical outlets – Completed outlets and electrical panel was brought up to code.
  • Pool Bathroom Electrical – Completed – New bathroom timer switches completed and overhead lights repaired.
  • Irrigation Repairs – Irrigation repairs are a monthly item. Please do not drive on the grass. Unfortunately, we continue to see residents inside the community that drive on the grass. This is costing us additional money for sprinkler and irrigation repairs due to breakage.
  • Retainer Wall on 69th – Still pending. We have 3 proposals and this project has been set aside while we work on the 2025 budget.
  • Balcony Repairs – Still pending. Chalaire & Associates has completed the inspection and a bid package has been made. A new bid discussion will take place 2nd week of October with 3 contractors.
  • Pressure Washing – Completed. We completed the pressure washing.
  • Parking – The parking registration will continue on some Saturdays. Please assist our community by registering your car(s).
  • Security Update  – Completed. The security camera installation completed.
  • Parking stops and re-striping of the parking spots Completed. All Pro striping has completed the parking stops refresh on all streets.
  • Townhouse landscape project – In Progress. The BOD is working on the main Heritage Drive first and has put together a project plan to complete the entire community. We are completing a few townhouses monthly. We are currently on the last 3 sections of the community and will be completing 78th 79th and 80th Way during October.
  • Zimmerman Tree Services, Completed. Zimmerman has removed 2 dead palm trees, one on the front monument and the other on 76th Way. There is additional work to be completed including removal of 3 hardwoods and other critical tree issues. This will be an ongoing project and we have contracted Zimmerman to prune all trees hanging over parking areas in the entire community.
  • Pioneer Screen at Pool – Completed. Pioneer Screen has finally installed the new screen and flat roof. There was a extensive delay in the permit. There is additional work to complete and the security cameras will need to be reinstalled on the corner of the flat roof.
  • Line Tech – Completed. Line Tech who maintain our hydrants and fire extinguishers inside the community, was onsite in March and replaced a broken hydrant on 79th Way. Line Tech also ran maintenance on all community hydrants and brought them all into compliance.
  • Replace composite decking at pool with pavers. In Progress The entrance and back area that has the old composite decking will be removed and pavers will be installed. The pavers will also be transitioned into the water fountain area at the bathroom entrances at front pool gate entrance.
  • Remodel Bathrooms. Pending – A line item will be setup in the 2025 budget to refresh the pool bathrooms. Ongoing.
  • Algae spray mansards by ACI contractors. Pending We are pushing this into 2025.

HERITAGE VILLAGE BOD UPDATE 8-3-2023

  • Pool house lights and post lights – The new pool house lights have been completed and installed. The damaged fixture has been replaced and a new one installed. The BOD was in agreement to repair all the broken pool lights with new fixtures.
  • Pool Deck – The SunDek decking repair has been completed. This project was agreed and voted on by the BOD.
  • New Dumpster On 73rd Way A new dumpster has been delivered and replaced the damaged one.
  • New Front Landscaping – The BOD have voted on the front landscaping at the entrance and a majority of the board has voted down any improvements to the front entrance. Since this is now no longer considered a project, this item will be removed in Septembers update.
  • New Concrete Repairs – Concrete work has been completed with the work finalized on 75th. Way.
  • Irrigation Repairs – Irrigation repairs are a monthly item. Please do not drive on the grass. Unfortunately, we continue to see residents inside the community that drive on the grass. This is costing us additional money for sprinkler and irrigation repairs due to breakage.
  • Retainer Wall on 69th – We have 3 proposals and this project is still nearing the final approval stage.
  • Balcony Repairs – Chalaire & Associates contract will be voted on at the next regular BOD meeting.
  • Pressure Washing – We are working on an agreement to have items pressure washed in our community. This is still a work in progress.
  • Painting – Our Cabana Pool House has been repainted. We had our handyman assist with painting and saved community money by not hiring a contractor.
  • Parking – The parking enforcement has started and more will continue with this ongoing project. Additional stickers had to be ordered and new dates will be communicated to register your car(s).
  • Security Update  – Our current security company was onsite and there will be improvements to our video camera system. Additional improvements to this already approved project will include the addition of license plate cameras at our entrance. The account had a credit balance that was leveraged to add these additioanal cameras and required equipment. There will be a nominal charge to upgrade some required equipment to handle the added data load on the system. The expectation of completion will be near the end of August.
  • Parking stops and restriping of parking spots – The BOD is working with The Paving Lady to get a proposal for the parking stops and restriping the parking spots. This is an ongoing project.
  • Townhome landscape project – The BOD is working on a preliminary landscape design.

HERITAGE VILLAGE BOD UPDATE 7-2-2023

7-2-2023 – Heritage Village BOD’s is currently working on multiple items to further enhance and assist our community. Some projects were inherited, and we are also looking at new items that need repair. To date some of the major projects are the remodel of the pool, concrete work throughout the community, pressure washing proposals, landscaping proposals, painting, irrigation, and building repairs. In addition to these project items our community will continue to be in litigation on several other items.

  • Pool Remodel – The pool contractor has completed the pool remodel with exception to the ladders. The holding tank that supports the pool filters needs a fiberglass patch to mitigate a leak. This tank is an existing piece to our 35year old pool. Once the patch has been completed the pool water level will be less likely to fluctuate as it has in the past. Ladders are next and we will update asap.
  • Pool house lights and post lights – The new pool house lights have arrived and are installed. 2 arrived with damage and will be fixed at a later date.
  • Pool Deck – The SunDek decking repair will begin Wednesday June 5th and last about 2.5 weeks. The pool will be closed at that time starting Wednesday June 5th.
  • New Dumpster On 73rd Way A new dumpster has been ordered for 73rd Way and will be an 8cy larger dumpster to replace the existing 6cy. The city is slow to deploy replacement dumpsters and it should show up in the next few weeks.
  • New Front Landscaping – The BOD have voted on the front landscaping at the entrance and a majority of the board has voted down any improvements to the front entrance.
  • New Concrete Repairs – Concrete work continues with the completion of work on 75th. And additional sidewalk work has been requested to fix flooding at the front of townhomes on 71st Way due to the pitch of the sidewalks. The trip hazard on 73rd Way was also repaired.
  • Irrigation Repairs – Irrigation repairs are a monthly item. Please do not drive on the grass. Unfortunately, we continue to see residents inside the community that drive on the grass. This is costing us additional money for sprinkler and irrigation repairs due to breakage.
  • Retainer Wall on 69th – We have 3 proposals and this project is still in the preliminary stage.
  • Balcony Repairs – Chalaire & Associates contract was given to our legal representatives and our legal rewrote the Chalaire & Associates contract. Chalaire will not agree to the rewrite. No decisions have been made for a new engineering company by the BOD.
  • Pressure Washing – We are working on an agreement to have items pressure washed in our community. This is still a work in progress.
  • Painting – Our Cabana Pool House has been repainted. We had our handyman assist with painting and saved community money by not hiring a contractor.
  • Parking – The parking enforcement has started and more will continue with this agenda.
  • USPS Parcel Package Lockers on the USPS mailbox – USPS will not fix broken locks on any parcel package locker.  USPS will fix locks on mailboxes. We are attempting to identify if any other locations need to be repaired. Please open a FSR workorder if you know of additional broken parcel package locks. Again, the USPS will only repair mailbox locks.
  • Hurricane Tree Trimming – Our current Arborist, NPS (National Property Services) has investigated the entire community. We are still organizing a start date but we will update asap.

TrueBlue is scheduling the install for the ladders. Additional work needs to be completed on the gutter due to post-construction. We will update asap.
  • Pool house lights and post lights – The new pool house lights have arrived and we are scheduling their install.
  • Pool Deck – The trip hazard has been repaired to the wood at the entrance and back area.

  • Balcony Repairs – We are investigating balcony repairs with a licensed engineer who is currently overseeing and repairing another identical type Divosta 4plex community in Jupiter. This is still in a preliminary stage and will require payment to start documenting the balconies. We would like to have this same engineering firm assist with the above retaining wall.
  • Pressure Washing – We are working on an agreement to have items pressure washed in our community. This is still a work in progress.
  • Painting – Our Cabana/Pool House is being repainted and nearing completion. We had our handyman assist with painting and saved community money by not hiring a contractor.
  • Parking – This is being looked at and we will update at the next regular board meeting Wednesday June 28th.
  • USPS Parcel Package Lockers on the USPS mailbox – USPS will not fix broken locks on any parcel package locker.  USPS will fix locks on mailboxes. We are attempting to identify if any other locations need to be repaired. Please open a FSR workorder if you know of additional broken parcel package locks. Again, the USPS will only repair mailbox locks.
  • Hurricane Tree Trimming – Seasonal tree trimming is being organized and a check is being coordinated for our current Arborist.

Update on Paving Lady

The new asphalt grinding will start on Wednesday in the cul-de-sac and progress to the entrance.

One side will be done then the crew will turn around and work from the entrance back to the cul-de-sac.

Wednesday will be dusty and the crew will clean-up as the milling process progresses along the roadway

Traffic will be interupted

Flag men will be directing traffic

You may be delayed driving in and out while the work progresses Wednesday, Thursday and Friday

An attempt will be made to minimize traffic on new asphalt for 30 minutes

You may have to temporarly park on a different street and have to option to do so

Paving Heritage Village Starts May31st

Paving the main road way anticipated start is May 31st Wednesday, weather permitting.

DATE: MAY 31st – JUNE 3rd, 2023

RE: HERITAGE VILLAGE: PAVING OF MAIN ROADWAY

Dear Residents:

Weather permitting, milling and paving of the asphalt roadways in your community will begin on Wednesday 31st through Saturday June 3rd. It is our goal to perform this project with minimal disruption to the residents and your visitors. Each day the work will start at approximately 8:00 A.M and weather permitting will last till roughly 6:00 PM. Please refer to the phasing plan to see what dates will impact your location. These dates are all weather permitting. In case of a weather delay a new phasing plan will be posted and/or distributed to your HOA representative.

Milling: May 31st: During this time a milling machine and trucks will be working slowly down the roadways and parking lots. During this time, you will NOT have access to the areas under construction (refer to phasing map for dates). Also, during the milling, please be aware of the trucks that will be driving and waiting to be loaded with the milled asphalt. Once milling is complete in an area the paving will usually begin the following day. It is OK to walk on a milled surface but please exercise caution as it is an uneven surface.

Paving: June 1st-2nd:  During the paving phase things will move a little slower. First the road will be sprayed with a black material called TACK. Please be aware that if you drive or walk over this material into your walkways, cars or homes, it will track and stain it. We will exercise caution not to tack too far ahead to minimize this problem. The paving machine will move slower as it lays down asphalt. The new asphalt must be rolled prior to any traffic driving on it. Remember that the new asphalt is hot so please be careful not to walk on the freshly paved road and to keep your pets off the new hot asphalt. The temperature of the asphalt will be too hot for your pets’ paws.

Striping: June 3rd: The final step of the process is the striping of the pavement markings. This paint dries in about 15 minutes under favorable conditions. Once the roads are striped, we will move cones to allow easier drive of traffic.

Life safety is our number one concern if you have a medical emergency, we will stop all work and accommodate access immediately.

The new asphalt takes 3-6 months to cure. During this time, especially in the heat of the day, the asphalt will be soft. Do not have ladders, motorcycles or bicycle kickstands, high heels, or other objects of sharp condensed weight on it. If you are in your vehicle, in a stationary position, turning wheels will leave tracks. Do not use any chemicals or petroleum products over the new asphalt. If your car leaks any fluids, please put cardboard or plywood under it until you have it repaired.

If you have any questions or concerns, please direct them to your HOA representative.

MANDATORY: All sprinklers/irrigation must be turned off until paving is complete and open to traffic.

Heritage Village BOD Update

4-19-2023 – Heritage Village BOD’s is currently working on multiple items to further enhance and assist our community. Some projects were inherited and we are also looking at new items that need repair. To date some of the major projects are the remodel of the pool, concrete work throughout the community, pressure washing, landscaping, painting, irrigation, fence project and building repairs. In addition to these project items our community is still in litigation on several other items.

  • Pool Remodel – The pool contractor has been slow to get our pool completed but work continues. Just this last weekend the pool was etched to prepare it for resurfacing. Plus, there has been a delay in the tile work because the tile that was selected has been on back-order.
  • Pool Remodel Salt Water Equipment – The equipment cost is too prohibitive and we are not going to change the chlorine pool to salt.
  • Pool house lights and post lights – Proposals are out and we are waiting on contractors to provide for the repair of the post lights at the pool
  • New Concrete Repairs – Concrete work continues to phase 2 and we are scheduling the contractor back to the community.
  • Retainer Wall on 69th – This original retainer wall on 69th has been damaged and we are looking for a GC to assist with its repair. This is still in a preliminary stage but must be addressed soon.
  • Pressure Washing – We are working one proposal to come to an agreement to have items pressure washed in our community and at the pool. This is still a work in progress
  • Painting – Our Cabana/Pool House is being repainted.
  • Irrigation – Due to a line item in the irrigation contract, we have asked to amend an existing line item in the contract to lessen the impact of the expense for irrigation repairs. In addition, we continue to use our irrigation contractor to repair items in our community. Unfortunatly, we continue see residents inside the community that drive on the grass. This is costing us additional money for sprinkler and irrigation repairs due to breakage.
  • The exterior fence project has been completed with an amendment to the original contract that reduced the overall cost. This total is reflected in the financials. Some of the original fencing is embedded in the vegetation along Shiloh Drive. While this is not noticeable from Shiloh, it can be seen along the fence line partially from inside the community. At some point the original fencing will be removed.
  • We are investigating balcony repairs with a general contractor who is repairing another Divosta 4plex community in Jupiter. This is all in a preliminary stage at this point in time.
  • Parking – This is being looked at and we will update as soon as we have new information
